Twenty-year-old screening trees are not permanent

Bancroft went in between 2006 and 2014, fewer than a dozen estate lots behind a gate off Hillsboro Road, and every one of them was landscaped to look finished on the day it sold. That meant screening - rows of leyland cypress along a property line, river birch clumps at the corners of a drive, red maples set at intervals down a lawn.

Those plantings are now old enough to start failing, and they are failing in the least convenient place possible: inside irrigated, mulched, lit beds that somebody maintains to a standard. A stump here is not sitting in rough grass. It is sitting eighteen inches from a drip line, four feet from a lighting transformer run, and in full view of a house whose owner notices a tire mark.

So the question is rarely whether the stump can come out. It is whether the bed still looks like a bed afterward.

Leyland cypress was never a fifty-year tree

Leylands get planted in a row because they grow fast and screen quickly, and around twenty years in the bill arrives. They thin from the inside, they split at the co-dominant leaders, and after a wet winter and a wind event one of them will lean across the line it was planted to hide.

The good news is that they grind fast. A leyland's roots stay shallow and the wood is soft, so an individual stump is quick work. The catch is that they never come singly - a screening row means eight or twelve of them, and once two have failed the rest are on the same trajectory.

That is worth thinking about before you take one out. Doing a whole run in a single visit costs meaningfully less per stump than pulling one out each spring for four years, and it lets you replant the replacement screen as one line rather than a patchwork of different heights.

Irrigation and lighting wire are the real hazards in Bancroft

We file a Tennessee 811 ticket and wait the three working days on every job, and on a three-acre Bancroft lot it will come back marked for gas, power and communications. It will not come back marked for a single thing that actually gets hit out here.

An irrigation system on a lot this size can run forty or more heads with lateral pipe threaded through every bed. There is low-voltage lighting wire buried an inch or two down along the drive and around the beds, usually stapled to nothing and lying wherever it was pulled. None of that is on any public record.

The fix is simple and it is yours: get the landscape contractor's as-built or have them flag the zone before we come. Ten minutes with marking flags saves a repair, a dry zone, and a week of somebody hand-watering.

Putting a finished bed back

Working inside maintained landscaping is mostly about what happens before and after the wheel turns. We pull the mulch back off the work area and set it aside rather than grinding it into the mix, run plywood or mats where the machine has to cross irrigated turf, and take the grindings off the property instead of mounding them - there is nowhere to hide a pile on a lot like this.

What goes back into the hole is clean fill and your own mulch over the top, so the bed reads as continuous rather than patched. If a replacement is going in the same run, tell us and we will leave the hole open and correctly sized instead of filling it twice.
